What are home measurement services?

Floorplan services are just what they sound like: Based on what you want, an appraiser will measure your home's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, an appraiser measures the property with a measuring tool — generally a tape or laser measuring device. As they tour the property, they observe the layout of the rooms and other features, like stairs, patios, and fireplaces. They may make a rough sketch of the property. Then, the appraiser types up a report and a more detailed sketch showing the total area and the overall layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a home measurement or floorplan service needed?

Challenging property taxes

Tax records frequently reflect inaccurate area of a property because the values can come from several sources, and sometimes go unproven — which means you may be taxed for more space than you actually have! Unless an appraiser has recently completed a valuation on your property (after any renovation that may have affected square footage), you'll need one to perform a home measurement service before challenging your taxes. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling a home or property

A home floorplan service can secure a fair price for your property. Square footage is one of the biggest elements potential buyers look for when purchasing a house — but since these values are often estimated rather than properly measured, your property listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price of your property, but possibly even the number of interested buyers. The only dependable method of using a definitive GLA when listing your home or property is to reference a recent appraisal or home measurement service executed by an appraiser (after any remodeling that might have affected square footage).

For real estate agents

To ensure that your client's property sells at a price that accurately reflects true market value, we advise seeking a floorplan service for the property. Clients, and potential buyers, will appreciate your eye for detail, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tool for getting potential buyers interested because they can view the layout and features of the house before and after a tour.
