A Few Steps to Shorter Turn Times

Appraising is an always changing profession. On a regular basis, it seems, appraisers are asked to present more information or have steps added to their process. They do this extra work to guarantee their client is presented with the best data available. To keep up with the continuously changing requirements, Premier Appraisal of SoCal is constantly seeking additional tools and improving processes in order to increase efficiency so we can do more work for quickly. Since Premier Appraisal of SoCal knows that time is important to everyone, here are some things you can do to trim turn times whenever you order an appraisal with Premier Appraisal of SoCal.

Are you ordering appraisals online?
With online ordering, you get automatic e-mail notifications that the assignment was received, and fast, secure .PDF format report delivery. This tip single-handedly will save the most time! We don't have to re-key information from a fax, and nor will you wonder whether we got the order.
Complete and accurate subject property information is key.
There's nothing like being one number off on the street address to unnecessarily delay an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. Even a list of recent sales from the area is welcome — though be advised that professional appraisers are lawfully required to do their own due diligence on comparable sales, and ours may differ from yours.

Are you telling us up front any elements of the property that might make it unique?
Cookie-cutter houses are relatively easy to appraise. Most of an appraiser's time is spent analyzing how elements unique to a property add to or detract from what otherwise would be a property's market value. At the time you order your report, be sure to let us know if there are unique elements of the home or surrounding area -- for example, it's had a recent addition constructed, it's subject to zoning restrictions, it's prone to flooding. While these are things that we'd find out on our own, knowing them as soon as possible is likely to make your report arrive without delay.
Be sure the homeowner knows the the plan.
One of the most tedious tasks of the appraisal process is confirming an appointment with the current homeowner. It's understandable for a homeowner to be uneasy with a stranger looking in every corner of their home, taking pictures, and making copious notes. With the idea that it will increase the appraised value, some homeowners feel they have to make the place spotless before the inspection. So they put off the appraisal inspection until the house is cleaned.

Coming directly from you -- the person they've been working with on their loan -- a little info about the appraisal process, who we are, and especially that dusting and polishing won't make it more likely their sale will close, and likely decrease the appraisal inspection time. Please feel free to point your clients to this website, where we have many pages of relevant information for homeowners and others regarding the appraisal process. Have them call us if they want to meet the staff and learn more about our services. And tell them it's to their advantage to set the appointment soon!
