What is a home measurement or floorplan service?

Home measurement services are just what they sound like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How do measurement services work?

During a home measurement service, a certified appraiser measures the home with a measuring tool — either a tape measure or laser measuring device. As they walk the house, they notate the layout of the rooms and other features, like stairs, hallways, and fireplaces. They might sketch out the property. Then, the appraiser develops a report and detailed sketch showing the total area and the general layout of the house. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are measurement services required?

Tax records often reflect inaccurate area of a property because the values can come from several sources, and sometimes go unverified — which means you may be taxed for more square footage than you actually own! Unless a certified appraiser has recently completed an evaluation on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a measurement service before attempting to dispute your taxes. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your house is worth.
