What are measurement services?

Measurement services are just what they sound like: Based on your needs, an appraiser will measure your property's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement service, a certified appraiser takes measurements of your property with a measuring tool — either a tape or laser measuring device. As they walk the home, they note the layout of the rooms and other features, like closets, entryways, and fireplaces. They might sketch out the property. Then, the appraiser develops a report and a more detailed floorplan showing the total area and the overall layout of the house. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service needed?

Disputing real estate taxes

Tax records often reflect inaccurate area of a property because the values can come from several sources, and occasionally go unproven — meaning you may be paying for more square footage than you have! Unless an appraiser has performed a recent appraisal or home measurement service on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a home measurement service before challenging what you're taxed. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your house is worth.

Selling your home

A measurement service can ensure that you're paid a fair price for your home. Living space is one of the most important elements potential buyers look for when purchasing a house — but since square footage values are often approximated rather than accurately measured, your home listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of the property as well as the number of interested buyers. The only reliable method of using a definitive GLA when listing your home is to refer to a previous appraisal or home measurement service carried out by a certified appraiser (after any updating that may have affected square footage).

For agents

To ensure that your client's home sells at a price that correctly reflects true market value, we advise requesting a measurement of the property. Clients, and potential buyers, will be grateful for your scrupulousness, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tool for getting potential buyers interested since they can view the layout and details of the home before and after a showing.
