What are floorplan services?

Home measurement services are just what they sound like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a floorplan service work?

During a measurement service, a certified appraiser takes measurements of the property with a measuring tool — either a tape or laser measuring device. As they walk the house, they observe the layout of the rooms and other features, like closets, patios, and fireplaces. They may sketch out the property. Then, the appraiser develops a report and a more detailed floorplan showing the total area of the house and the general layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When do I need a floorplan service?

Disputing property taxes

Property tax records often reflect incorrect area of a property because the values can come from many sources, and occasionally go unproven — which means you may be taxed for more square footage than you own! Unless an appraiser has executed a recent appraisal or home measurement service on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to dispute what you're taxed. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Putting your property on the market

A measuring service will secure a fair price for your property. Living space is one of the biggest factors potential buyers examine when purchasing a home — but since these values are often estimated rather than accurately measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the selling price of the property as well as the number of interested buyers. The only sure method of using a precise GLA when listing your home or property is to reference a previous appraisal or measurement service executed by an appraiser (after any remodeling that might have affected square footage).

Information for real estate professionals

To ensure that your client's property closes at a price that properly reflects true market value, we advise seeking a measurement of the property. Your clients, and especially potential buyers, will appreciate your thoroughness, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be a fantastic marketing tactic for attracting potential buyers because they can review the layout and characteristics of the home before and after touring.
